Concrete- Viktor construction removed spoils from footers on 45-47-48-49-53-57-75-76. All CMU walls are poured minus building 58. Started digging footers at 53 where more spectrum lines were found. Spectrum has been informed and is expected onsite next week. Irrigation lines are still in footers at building 53, but Clout was informed they would be addressed by weeks end. Forms left behind on footers have been or will be removed by weeks end. Spectrum lines are still in footers at building 76, once these lines are removed footers will be dug, formed and poured.
5/16/2024 was a rain day due to the heavy rain received in the area.
Karins engineering will be onsite tomorrow 5/17/2024 to review T-bar concerns and will provide Clout with a plan to move forward on framing and waterproofing.
RESULTS FROM THAT MEETING FROM JOE TROCANO (2:26pm 5/17/2024)
Spent the morning on-site with Josh B. "We measured at two to four spots along the edge of the balconies where the stairs meet at each of the listed locations. It looks like Clout will have to obtain the T-bar in various sizes. "
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. AC cables are also a part of this concern. Rest assured that ALL will be buried. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.

Everyone needs to fill out an ARC application no matter what work you are doing, just for the record. Some work does not need any approval by the ARC committee, but your application will go into your permanent unit file for future reference if ever needed. It also lets us know what vendors will be on property to do work.
Other ARC work will need approval by the committee. Once it is approved by the ARC committee it is moved forward to the Board of Directors who will vote on it at a Board meeting. Plumbing, Electric, and Structural are major and need ARC committee approval. Second story flooring needs approval and a few other things as you can read below.
Also remember - per our new amendment to our documents - you must measure your balcony/lanai if you wish to keep your dimensions for the future. As continued work needs to be done - replacement will hinge on the documentation you are supplying now to the office. All forms are available through the newsletter, the office, or on the website for your convenience. Applications must be submitted by the first Friday of the month, as the ARC committee reviews the second Wednesday of the month and submits to the Board for approval at their Board meeting, which is the third Wednesday of the month.
Clout is back on site continuing to work while disputes continue to be negotiated. A few things have been changed. This is the latest from Joe Trocano from Karins Engineering.
"#1 – Owners need to hold off on running electric wiring for lights or fans, there is no electrical work on the plans/permits. We would recommend having this work performed by a licensed contractor.
#2 - As the balconies and stairs are finalized throughout the community the individual Owners can then get start on screen enclosures, they can get contracted with an aluminum company and get whatever ARC approval is needed now, each unit does not have to wait until ALL balconies are signed off. It can be done in phases like the project is planned.
This is most disappointing, because earlier we were told to get the electric up before the soffits went in. Now they are saying that the community already has two permits pulled and permits for electric would not be allowed at this time. It will be interesting to see if my licensed contractor, The Electric Connection, will be able to pull a city permit to install my lanai electric. Stay tuned on this one!
At this time the Board has been advised to WAIT on a Town Hall meeting while our construction attorney is in negotiations with Clout on resolving the disputes. We hear you - and will address your concerns as soon as we can. In the meantime, the updates will continue to inform you of our latest information.
If Spectrum has put orange conduit on your building (like the picture above) it is a TEMPORARY FIX. Spectrum will return when the balconies are constructed and figure out a better way for the line to go into the different units. We will try to warn each building if Spectrum will be working near you and if your cable, internet, or voice will be disabled. Also check your email for blasts from Spectrum, as they often try to alert their customers directly on updates and maintenance.
John King continues to work on stair repair. Slowly, but surely things are getting done.
