Keys and Door Lock Codes:
We have found that many of our residents have not updated their keys and codes with the front office. It is imperative that all Residents give us the updated keys and codes to be able to access your units if an emergency should occur. We have had a unit receive considerable damage due to water intrusion and staff not being able to access the unit. Please avoid this by keeping us updated. It is required by law.

MySafe Florida Condominium Pilot Program
At last night's Board meeting, the Board voted to engage in the application process for this program. The application process begins July 1, and we plan to be one of the first to get our name in and going. This new program aims to assist eligible condominium associations by offering hurricane mitigation inspections to determine how to reduce a property's vulnerability to hurricane damage, as well as mitigation grants that can be used towards projects for hardening the property to improve its resilience against hurricanes.
The grant must be matched on the basis of $1 provided by the association for $2 provided by the state.
For roof related projects, the grant contribution is $11 per square foot multiplied by the square footage of the replacement roof, not to exceed $1,00 per unit, with a maximum grant award of 50% of the cost of the project
Grant contribution is a maximum of $750. per replacement window or door, not to exceed $1,500 per unit, with a maximum grant award of 50% of the cost of the project.
An association may receive grant funds for both roof-related and opening protection-related projects, but the maximum total grant award may not exceed $175,000 per association.
This is the basic gist of the grant awards that we are interested in. We hope to finish the roofs on the seven buildings that we had to privatize for our Citizens insurance, and get every building under the same umbrella.
1. We begin the application process - July 1, 2024
2. The State of Florida will send their people in to inspect the property (sort of an embellished wind mitigation report)
3. Inspector will make recommendations
4. A report will summarize and recommend improvements
5. Our insurance agent will report to us - range of cost estimates, and information on how the insurance will benefit from the improvements mentioned.
6. It goes back to review
7. Must have 100% vote of yes from each building unit on accepting the repairs
WRITTEN NOTICE WILL BE PLACED ON EACH UNIT'S DOOR TO NOTIFY THE COMMUNITY
(14 day notification requirement)

If you’ve ever wondered about crime and other police statistics in Bermuda Bay, compared to
the rest of St. Petersburg, check out SPPD’s “Stat Map.” This highly interactive map allows you
to zero in on neighborhoods and get statistics on a variety of things (crimes, police calls, fire
calls, etc). You can also set up an alert to get emails on a regular basis to keep you updated
about what’s happening in any area you choose.

The following map of Bermuda Bay shows police activity from January 1, 2024 to May 24,
2024. Police were called to our property on 34 occasions during that 21-week time period for:

WEST GATE REPAIR - WORKING NOW
It took the technician (Ian) from Accurate about an hour to discover the problem – the sensor at one end of the gate, on the outside of the gate (see photos) was slightly bent from someone using it as a stepping stone to climb over the gate, and so it wasn't receiving the signal to close the gate.
Even though our security hours have changed it is still important TO LOCK YOUR CAR and LOCK YOUR BIKES!!
Our new security hours are: 10:00pm - 6:00am Daily. We continue to have unwanted people on our property, so it is important to stay vigilant and LOCK YOUR CAR. Be sure that your keys or fobs, or anything of value is NOT visible from any car window. Any subspinous activity: please report to Bermuda Bay Security and the POLICE! If you get up during the night, just look out your windows. If you see someone going through cars, call the police (911) or at least the guard (727-212-9963). Or if you have a Ring or other personal security camera, check it every morning to see if there was any strange activity during the night. If so, let the property manager know. Never approach trespassers yourself at night. Always notify the security guard, or if a crime is clearly being committed, call 911 immediately.

Meet Sandra Kitt - 53F by Cindy Hansen
Sandra is a native St Petersburg resident. She has lived in Bermuda Bay for 20 years.
You can see Sandra and her service dog of 12 years, Yoda, around the Bermuda Bay property. Yoda
was a rescue and is now Sandra’s best companion. Sandra was a high school computer teacher in St Petersburg for 15 years. She also served in the Air Force for 14 years and retired as Major Kitt. Her hobbies include playing piano, jigsaw puzzles, and, of course, Yoda.
When asked about Bermuda Bay, Sandra had the following to say: “What I like best about Bermuda
Bay are the people and the water. I feel very safe because Bermuda Bay is a gated community and I
know my neighbors will always look out for me. I’m very lucky to have wonderful neighbors like Mary
and Bob, among others, who always look out for me. I know so many long time residents here and,
definitely, Bermuda Bay is a hidden gem that we all get to call home. “
Sandy enjoys bike riding, bird watching and photography. Prior to COVID she would go on Audubon outings to Ft DeSoto and other local places to photograph birds and other flora and fauna. She hopes to get back to that soon.
As far as the new landscaping and walkway, Sandra said it is amazing. She loves that she can now
easily get right up to the seawall any time she chooses. She wants to thank the community for pulling together to make it happen and to make Bermuda Bay a better place. She is grateful for so many active committees that work to improve our home. If she had a wish list of what would make Bermuda Bay a little bit better in her eyes, it would be to make the back pool wheelchair accessible.
Please be sure to look for Sandra around our community and stop and say hello. She has a lot of
stories about Bermuda Bay over the last 20 years.
Meet Tiago Cristian by Cindy Hansen
You have probably seen him around the front pool area. He’s the guy who installed our beautiful new walkway. His full name is Tiago Cristian Alves de Oliviera and he is from Sao Paulo, Brazil. He lives in Largo now, and has been living in the area since 2019. All of his family members remain in Brazil.
His story of how he got here is very interesting. Tiago is (or was) a professional skateboarder; and a good one. He had sponsors and attended competitions all over the world. He took first place in the Over 30 World Championship. However, each time he attended one in the United States, he would tell himself that one day he would live here. His favorite was the St Petersburg area. He met his wife, Kelly, here and he decided it was time to start his life outside of sports. Skateboarding opened many doors for him to get to the United States. He became a citizen just last year.
Tiago is a licensed and insured contractor. He can lay flooring, hang drywall, texture and paint, install doors and windows, tile, trim and baseboards, do landscaping, lay pavers, and any other type of remodeling. He is not licensed as a plumber or electrician, so can’t do those things. When I asked him how he chose construction as his career here in the United States, he said that hands-on labor is most common for immigrants. He believes strongly that if you want a good life in the US, you have the opportunity by working hard. He feels very blessed to have found this area, to have the chance to improve his English, to be out of Brazil and the slow job market there, and to be in the US where there are many opportunities.
In his spare time, Tiago is a fan of all sports, especially skateboarding, soccer and biking. On Tuesdays, and Saturdays, Tiago volunteers his time to “Restore” which helps redirect children by introducing them to sports of all kinds.
He has spent many days working in our community and he has told me more than once that he will
some day live in Bermuda Bay. The people here are the friendliest he’s met in the US. While working
here, people stop and say ‘hi’, tell him how beautiful his work is, ask him if he needs water, and have
asked him to do jobs for them. He has worked in many places and condo complexes and has never
met such friendly people. “Bermuda Bay is amazing”.

UPDATES ON THE CLOUT BALCONY/WKM STAIR CONSTRUCTION PROJECTS

Landscaping Committee Report by Cindy Hansen, Chair
As most of you can see, phases 1 and 2 are nearing an end. There will be minor things that still need
to be done; however, it turned out very much like we wanted. We see people enjoying it everyday.
Everyone who donated funds, purchased merchandise, attended fundraisers, and helped with labor…
our Committee would like to thank you from the bottom of our hearts! And, we don’t want to forget
the encouragement of those who walked by telling us what a great job it was and how much they
appreciated our work, and how excited they were for something to move forward for a change. Curb
appeal is everything and this has definitely improved the curb appeal of the beach area.
In addition to the original project, the Committee also was able to spruce up the golf green, (still in
progress), spread some dirt in low places, found a new home for Vivi and Roberto’s palm, and, biggest of all, start the much needed repairs on the irrigation system. That irrigation system will be a big undertaking for this committee, however, we were able to turn on several zones, and have plans for repairs to many others. We do need to get the beachfront area irrigation running so that we don’t
lose the plants that we spent everyone’s money on. There are multiple broken lines where the lanais
were torn down and/or footings have been poured, and miscellaneous other breaks. Our hope is to
have that entire section running before the 4 th of July. Then we will continue to move throughout the
complex. The back of the complex, by the park, and buildings 74, 75, 76 will most likely need a
professional company to work on it. Chris Burns is the lead on that project and has a great plan of
attack, so we will all be following his lead.
I want to remind you all that there are t-shirts, and other Bermuda Bay merch for sale in the office.
Also, we recently found old postcards of Bermuda Bay. They are displayed in the office and you can
buy a set of 3 different post cards for $5.

What Does Russell Landscaping Use on the Weeds at Bermuda Bay?
I have attached a copy of the Prosecutor Pro Label. This is a contact herbicide used to control weeds in the beds. It has a Caution label. Which means a low amount of Toxicity.
Treasurer’s Report June 19, 2024 (numbers are of May 31, 2024)

Bank Accounts
Overall, we have a total of $878k in the various bank accounts.
· Operating Account
In the operating account the balance is $134k. That amount is probably light as it is customarily prudent to have the value of 2 to 3 months expenses on hand. Our monthly operating expenses are typically in the $200 to 225k range.
There are several expenses that will go well over budget if the 5-month trend continues. The usual culprits are:
Ø We incurred a substantial increase in the cost of insurance overage so we will be about $85k over budget.
Ø It is hard to predict what will occur going forward but legal fees will very likely end up well over-budget, largely due to construction issues.
Ø Plumbing issues continue to be a problem and the total cost is projected to be over-budget by about $70k. But it changes from month to month so it can’t be stated with certainty how we will end the year. Many of our plumbing problems are caused by people flushing improper items. This also causes problems with the lift station.
Ø The trash expenses are considerably over budget.
The operating account balance is $117k.
With only 25% of the year’s data to go by, it is still early but there are a few items
I am projecting will end the year over-budget.
The insurance overage is currently up for renewal and there will be a
substantial increase over what was budgeted.
It is hard to predict what will occur going forward but legal fees will very likely
end up well over-budget, largely due to construction issues.
Plumbing issues continue to be a problem and the total cost is projected to be
significantly over-budget.
· Reserve Fund
The Reserve Fund currently has $452k in the bank.
Even though we have a bank loan financing the bulk of the Balcony Project, it is a part of the Reserve Fund. Currently, we are encountering difficulty drawing funds from the loan so payments to the contractor are several months behind. It recently came to light that, during the time of the Property Manager turnover earlier this year, an insurance policy covering the construction was unknowingly allowed to lapse. We are having a hard time getting replacement coverage and the bank is holding up loan advances until we do get coverage. All that is putting the project on hold. I am having daily phone and/or email contacts with the parties involved – the contractor, the bank, the lawyer, and the insurance broker - trying to get this resolved. In the meantime, one of the sub-contractors has placed a lien on our property because of non-payment by the primary contractor.
· Delinquencies
Delinquencies amounted to just under $35k - an increase of $29 hundred since last month. That is not a good trend as it ideally should be reducing, not increasing.
The majority of delinquencies are less than 60 days old or are of smaller amounts. But there is a total of $23k - about 80% - that is more than 90 days old. Maintenance fees account for $17k and $6k goes back to 2022 Special Assessment. Three accounts are with the attorney for collection. Demand letters and/or reminder notices have been sent to the other owners who are in arrears. While in arrears, these owners are incurring interest charges and notice fees.
· Balcony Deposits
We have $273k in deposits from owners for extended balconies. Payment for the last two holdouts was made earlier in the month so we are finally up to date. But the total on deposit has not changed since last month. I have to find out where those last deposits went.
These deposits are on hold until the respective balcony is completed at which time the applicable amount will be used to partially offset the payment we make to the contractor.
BERMUDA BAY LEASING
Bermuda Bay has a MINIMUM 30 day lease policy...that means no lease is acceptable with less than 30 days. No leases under 30 days will be permitted. You must also have your $100.00 application fee accompanying your documentation or your lease will be refused. Most owners that lease - follow this policy, but for the few who do not, it could cause a very unpleasant circumstance when your poor tenant arrives. Please follow the rules -they are being enforced.

WORK ORDER SYSTEM - THAT MAKES "WORK REQUESTS" EASIER FOR YOU
Recently I've been alerted to the fact that several work orders have been closed prematurely, without the work being fully completed or even started in some cases. While it's fine to submit new work orders, a more efficient approach would be for owners to email me directly at bbbmanager@condominiumassociates.com and let me know the condition of the work.This way, I can reopen the existing orders. Reopening helps maintain the chronological order of the queue and preserves any existing notes or photos attached to the original work order.
Please continue to log all your requests and needs through work orders. We are now holding daily meetings to prioritize and ensure efficient, timely completion of these tasks.

EVERYONE NEEDS TO FILL OUT AN ARC FORM IF YOU ARE DOING ANY WORK IN YOUR UNIT
Everyone needs to fill out an ARC application no matter what work you are doing, just for the record. Some work does not need any approval by the ARC committee, but your application will go into your permanent unit file for future reference if ever needed. It also lets us know what vendors will be on property to do work.
Other ARC work will need approval by the committee. Once it is approved by the ARC committee it is moved forward to the Board of Directors who will vote on it at a Board meeting. Plumbing, Electric, and Structural are major and need ARC committee approval. Second story flooring needs approval and a few other things as you can read below.
Also remember - per our new amendment to our documents - you must measure your balcony/lanai if you wish to keep your dimensions for the future. As continued work needs to be done - replacement will hinge on the documentation you are supplying now to the office.
Procedure to follow when filing an ARC application
Owner completes form and gives to office.
Office sends to ARC meeting
All NEW ARC forms MUST be submitted by the first Friday of each month so they can be added to the agenda in time for our Monthly meeting.
ARC holds its MONTHLY Meeting on the Second Wednesday of the Month
ARC committee makes our recommendations to the Board-We give to Board by the second Friday of the month so it can get added to board agenda and packet.
Board has meeting on THIRD WEDNESDAY of each month. They Vote.
Office Manager informs owner of Board decision and any adjustments or info is exchanged and documented.
Office Manager places ARC board notes etc… in the unit file for permanent record of work done within units.
Owner informs to Office Manager schedule of workers on the property. Contractor phone numbers should be on the ARC to help management if there is a problem or confusion of any kind.
