Message From SRV Board Members
Don't think of SRV as a "Winter only" place to be. As you know, the Pocono mountains are a great getaway from your daily life, with a lot of choices of things to do. Having a home at SRV is a great excuse to capitalize on all things Poconos!
In fact, the Pocono mountains are the ideal place to pursue an outdoor adventure for adults and kids. If you long for crisp air, rugged beauty and exhilarating physical activity, the Pocono mountains are the perfect place for your next weekend or longer stay vacation. Some of the favorite options include: hiking, biking, zip lining, whitewater rafting, fishing, spas, breweries and wineries, casinos, and NASCAR - just to name a few.
Bring your family and friends and explore all that the Poconos has to offer in the summer!
Hope to see you soon!
Member News
President's Report- Great things are happening here at SRV!
It was shared the board's position of families use of security cameras. We are in favor as long as you are not positioning the camera in view/tape your neighbors property.
There is a Facebook page dedicated to SRV, it was made clear at the meeting that this is managed by a community member and not by the board. Please be mindful of what you post as there are members who do not live in SRV. Please keep it positive. Reach out to the board when you have concerns or complaints. We are interested in your viewpoint and we will add it to our next monthly meeting for discussion as is appropriate with the full board.
Security continues to be a discussion not only at the bi-annual meeting, but with the board. We have seen a decline in damage to the village. We are discussing continued ways to support and protect the village.
If you rent your property, Please remember to post the rules for your renters. We had trash left on the curb as the renters did not know where to leave it. Also, renters should not have pets with them. This goes for short and long term renters.
Finance Committee- a detailed conversation was shared about the Reserve Study and it's recommendations for our community to maintain and be prepared for repairs needed in the next 10-12 years. It was shared that realistically, we are planning for three - five years out and then we will need another study to make sure we are on the right path to structurally support the village. In order to keep up with the cost to repair infrastructure items, a reserves study should be conducted at least every five years. Further discussions were had specific to the board not wanting to be in a position for any special assessments, thus there was a need to capture the shortage in our annual dues.
There were discussions about moving some of our reserve funds to bank(s) that can help us generate at least 4% interest. The money will go to federally insured banks only, with the goal to earn interest to be utilized within the budget.
A conversation was mentioned briefly, as we do not have all the answers prior to sharing it with you, related to the community of SRV staying as a Trust or with homeowner approval, move to an HOA. We are still in conversations with our lawyers to work out these details. Once we are at that place, specific information will be shared with you.
ARC Committee- applications continue to be submitted. As a reminder, please apply for the township permit(s) as is necessary for your project. Send your completed application to Brad's office who will then send it to the ACR Committee for approval. There will be a follow up review once your project is completed.
Painting of houses and decks are under way. It is important to do you best to replace any rotted wood prior to getting your unit painted.
There was a siding study conducted as we look at options for the outside of the unit. The board has not had a chance to review those results and make a recommendation. We will share this information after the board has had time to reflect on the study. We budget approximately $ 80,000 annually for painting sections of our community. More to come.
Operations Committee- the village is working over the summer to maintain it's beauty. Our guys are cutting the grass and string trimming areas as needed. Wood chips are being put down on paths, but only in areas that need them. If you believe you are in need of wood chips on your path, please reach out to Brad's office.
Website Committee- It was shared, we continue to have good traffic on the site, meaning our community is utilizing the webpages. The website is updated often, please check on the member's only section for ARC applications, newsletters, the place to pay your assessment and much more.
Social Committee- We had some fun times at out last few events. Check out below and join us next time your in SRV.
Please make sure you sign up for the summer picnic so we have an accurate head count for food and drinks. We ask that you bring an appetizer, side dish, or dessert to share.
Preferred Management Report- We want to commend Brad and his office as we are at 99% collection rate for our dues. We appreciate his efforts so that SRV has the funds to run efficiently. He continues to work closely with the board to support our needs of SRV.
Reach out to Brad's office with any concerns.
Breezeline Discussion and Update
Be on the lookout for Breezeline's information letter as they are expected to begin installation on August 15th. You have up to one year to get your unit upgraded. The annual cost for Breezeline internet and TV has been included in our annual dues.
As a reminder, the board was able to negotiate a largely discounted rate (up to 70% savings) for the majority of our homeowners. The deal comes with 300 mhz, 2 boxes and 1 modem. If you believe you need a higher internet speed or more boxes, when you schedule your installation, please add that at that time. Breezeline will bill you separately for the additional add-ons.
You will no longer receive a bill from Breezeline unless you add anything additional. Remember to cancel your current internet/tv provider once you have gotten the newest technology devices from Breezeline.
