What is it?
Architecture is a science in which planning and designing of the buildings and other structures are part of the process. Architecture project management involves the implementation of architectural ideas. You can apply such processes to design and build your own building, or you can hire a professional construction firm to do it for you. The role of the architect will be to determine the construction details.
Architecture refers to the art of thinking and designing architecture. Architects are responsible for providing conceptualization, creating technical drawings, organizing and controlling the design activities, performing architectural evaluations, presenting the findings, directing and managing the construction activities, and ensuring completion of the construction project on time and within budget. In most cases, architects will have an extended staff of managers who are responsible for the day-to-day operations of the architect's office.
Planning is a large part of the process. Architectural plans describe the layout and dimensions of the project. They also provide the procedures to keep the project on track, including the budget, time constraints, and human resources. Planning also includes determining the scope of the project, determining the number of employees necessary to work on the project, selecting materials, and determining the scope of the project.
Engineering plans, also known as blueprints, are used to produce the final results of the project. These blueprints include calculations and descriptions of material requirements, sizing specifications, and methodologies used to calculate those requirements. Engineers provide the technical expertise and detailed guidelines needed to complete the task.
Building construction is the next step in the project. From the engineering drawings, architects use carpentry and other skills to create the structure. In some cases, construction workers, with the help of engineers, design and fabricate the components of the building. Construction workers may also erect the building and install all the finishing features.
The building may also be sold or rented out to the public. Finally, after the building has been completed, the project is taken over by the building management. The director of the project will take responsibility for the completion of the project and oversee the employees that were working on the project. Some projects require monthly reports from the project manager. These reports will detail the status of the project, including any progress made and any major challenges.
Architecture management companies, at the lowest level, involves designing the building, which takes about six months. The construction phase usually takes about two years. Once the building is complete, the next step is for sale and rental. These aspects of the project are handled by the tenant and property management firms, which receive contracts with the owner of the property.
As the name implies, rental buildings are run by tenants who reside in the building. They provide space for rent on a monthly basis. Most residential buildings only rent to tenants. There are exceptions, though, such as hotel and assisted living homes.
Assisted living homes are run by the property management company that owns the building. Because they are managed by the property management company, they are known as senior housing, or assisted care homes. They usually have their own lease with the property management company. Each facility will have its own standard amenities, as well as its own rules and regulations.
The cost of residential housing continues to fluctuate in today's market. Many buyers prefer to live in condominiums rather than single family homes. Condominiums are a better choice for first time home buyers and investors. They are easy to find, as they are less expensive than other kinds of housing.
A commercial building is usually owned by a bank, local government entity, or another type of business entity. Commercial properties usually include retail stores, restaurants, beauty salons, and other services. Examples of such businesses are warehouses, service stations, furniture stores, and banks.
Construction of the building is usually done by contractors, but sometimes a tenant or property management firm can handle this work. An architect can also help with the design and construction of a commercial building, although he or she will not be involved in the day-to-day operations of the business. Building designs and management are typically a community service provided by an architect.
