Tori's Trespassing and Park Lights
Tori shared a story about trespassers on the property, which led to a positive outcome with the police. The police are now more engaged with the community, and the club is working on getting new trespassing signs. Tori also mentioned that the lights in the park are not functioning properly. The conversation ended with Tori thanking the owners who helped connect with the right people to resolve the trespassing issue.
Contract, Security, and Committee Updates
Tori discusses the upcoming contract with Victor Construction to work on the balcony decks for one full building first to ensure they meet all requirements before potentially using them for the rest of the project. She mentions rapid response has released building 58 for painting and owners to hire contractors. Ray provides updates on FEMA checks being received, security gate issues, the clubhouse pool needing major overhaul or rebuild, roofing repairs being overseen by the treasurer, and the need to adhere to short-term lease rules of minimum 30 days to avoid fines starting February 1st. The treasurer reports on account balances, delinquencies, and the need for more funds to finish balcony projects. Committee reports cover landscaping cleanup and fundraising efforts, court resurfacing and new walking/biking programs, and a bike loan program.
Board Approves Repairs and Renovations
The board discussed and approved several applications for repairs and renovations, including a sliding patio door and windows replacement, installation of kitchen cabinets, and a roll-up accordion-style storm protection system. The board also discussed the ongoing repairs at Westgate and decided to table the discussion until the remediation process is complete. The board approved a bid for the replacement of a fire hydrant and thanked Juergen for his exceptional work and contributions to the team.
Resolving Russell Landscaping Dispute
The meeting revolved around a dispute with Russell Landscaping, which had been ongoing for over a year. The issue involved a damaged putting green and a damaged lanai (65C)i with the landscaping company initially refusing to repair the damage. The board discussed the possibility of legal action, but decided against it due to the potential costs. Instead, they decided to ask the owner to get quotes from other companies for the repairs and present them to Russell Landscaping. The board also discussed the need to reevaluate the contract with Russell Landscaping for 2025. The conversation ended with a decision to not pursue any legal action at this time.
Enforcing Short-Term Rental Rules and Fines
The board discusses enforcing the existing rule against short-term rentals under 30 days and fining owners who violate it. Chris proposes a $500 fine per illegal advertisement on listing sites, in addition to the existing $100 per day up to $1,000 per violation fine if caught doing it. Tori raises some concerns about fining for just advertising, suggesting a warning period first. The board agrees to send a notice about enforcing the rules starting in February, giving owners time to correct any illegal listings beforehand. There is also discussion about contacting listing sites like VRBO to have illegal listings removed.
Enforcing 30-Day Minimum Rental Policy
The meeting focused on discussing the enforcement of the 30-day minimum rental policy and the associated fines. The board agreed to enforce the policy, with a maximum fine of $1,000 for non-compliance. They also discussed the suspension of amenities for delinquent units, including access to the community through fobs and gate cards. The board agreed to privately reach out to delinquent owners to remind them of their dues. The conversation ended with a motion to enforce the 30-day minimum policy and suspend amenities for delinquent units including access to the property with swipe cards and fobs. Owners will have to call themselves to get into the property.
Construction and Maintenance Issues Discussed
The meeting focused on various construction and maintenance issues within the community. The board discussed the acceptance of a contract with Victor Construction for balcony construction, pending contract approval. They also deliberated on roof and stucco repairs, with a proposal to accept the proposal from Catastrophic Roofing for building 50. The board acknowledged the need to redo 15 buildings this year and the importance of getting roofs done to save on insurance premiums. They also discussed the status of the State program that may have provided funding for roofing and the need to escape the Secondary Market for insurance renewal in May. The board agreed to start approving roof repairs as needed and to work on getting quotes for the repairs.
Storm Damage Assessments and Repairs
The meeting focused on the community's response to recent storms and the need for repairs and assessments. The board discussed the cost of repairing the pool, which was estimated at $100,000, and the need for an engineer to assess the situation. They also discussed the cost of replacing fences around the community, which was estimated at $8,200. The board decided to table these discussions until more information was available. They also discussed the possibility of separate assessments for storm damage and last year's budget overage. The conversation ended with two motions being passed to proceed with the payment of invoices to rapid response for remediation and abatement in phase one, and to proceed with the recent adjusters' prepared proof of loss estimate for building 63 to forward to the carrier for final approval and payout.
Addressing Concerns and Updates Discussed
In the meeting, Chris, Tori, Bermuda, and others discussed various issues and updates. Chris encouraged owners to schedule meetings with the property manager to address their concerns. Tammy Combs expressed confusion regarding the insurance process and her unit's livability, leading to a scheduled meeting with Ray. There were also discussions about water supply issues in some buildings, with Bermuda promising to address the problem. The team also discussed the ongoing issue of missing toilet paper in the beach pool bathroom, with a plan to stock the clubhouse with toilet paper. Lastly, a bill for plumbing work on December 24th was mentioned, with the discovery of wipes blocking the toilets.
Newsletter and Association Matters Discussed
The Board discusses the association's newsletter, which will be available on the website and contain previous issues from 2025. The meeting is adjourned at 7:26 PM, with the next one scheduled for February 18th.

Three Illnesses Are Spiking in Florida
FLORIDA — Health experts are warning that there's currently a "high" level of three respiratory illness circulating in Florida.
According to the CDC, emergency level visits for flu, RSV and COVID-19 are on the rise, with high levels for RSV and no change in ER visits, very high levels of flu, and minimal levels of COVID.
"When levels are high, it may indicate that infections are making people sick enough to require treatment," the CDC explained.
Additionally, wastewater activity level currently shows moderate levels of COVID, very high levels of flu and high levels of RSV in Florida, the CDC says.
"People who are infected often shed virus into wastewater, even if they don’t have symptoms. As a result, high wastewater levels may indicate an increased level of infections even when other measures remain low," according to the CDC.
And it's not just Florida experiencing the uptick. According to CDC data, COVID-19 activity has increased in most areas of the country. Flu activity remains elevated across the country, and RSV activity is "very high" in many areas of the country, particularly in young children.
The CDC predicts that peak hospitalizations from all respiratory viruses remain likely to be much higher than they were before the emergence of COVID-19.
Related: Norovirus Cases Are Surging, CDC Says: What To Know In FL
How do I know whether I have the cold, the flu, COVID-19 or something else?
Some symptoms are hard to distinguish among illnesses, especially with respiratory viruses. Others are unmistakable.
Here's what to know about the illnesses currently spreading in the area:
- Norovirus is a foodborne illness that can spread through water and contaminated surfaces and can cause vomiting, diarrhea, nausea and stomach pain for about one to three days.
- The common cold can be caused by several types of viruses and can cause a runny nose, congestion, cough, sneezing, sore throat, headaches, body aches or low fever for less than a week.
- The flu, caused by influenza viruses that are always changing, leads to fever, chills, cough, sore throat, runny nose, body aches, headaches and feeling tired. Flu symptoms tend to hit more quickly than cold symptoms, and can last anywhere from a few days to two weeks.
- COVID-19 can cause fever, chills, cough, short of breath, sore throat, congestion, loss of smell or taste, fatigue, aches, headache, nausea, or vomiting for several days.
- RSV can cause a runny nose, congestion, coughing, sneezing, wheezing, fever and a loss of appetite for a week or two.
How to protect yourself from getting sick
Wash your hands. Seriously. Rigorous and frequent handwashing — with soap! — is crucial to reduce the spread of norovirus, colds, flu and COVID-19. This is especially true after using the bathroom and eating or preparing food, the U.S. Centers for Disease Control and Prevention says.
If norovirus has found you, you'll want to immediately clean surfaces that came in contact with contaminated food or bodily fluids. The CDC recommends disinfecting things with a chlorine bleach solution or one of the products listed on this Environmental Protection Agency website.
Don't forget to wash any clothing that came in contact with vomit or feces — use hot water and detergent. Then, wash your hands.
With colds and flu, it's best to regularly clean surfaces that you come into a lot of contact with. Think doorknobs, light switches, countertops, beloved toys, cellphones. Use household cleaning products that contain soap or detergent, and follow it up with a sanitizer. The CDC has more tips on how to clean. COVID-19 generally spreads through the air from droplets and particles, and the CDC says the risk of getting the virus from a contaminated surface is low.
Viruses can spread through talking, coughing and sneezing, so cover your mouth with a tissue if you feel a tickle in your throat or your nose. Then, wash your hands. Again.
Also, even if you're not sick, consider masking in crowded areas with an N95 or medical-grade mask to protect yourself from respiratory viruses. Don't touch your face: If you have a germ or virus on your unwashed hands — respiratory or norovirus — and touch your face, eyes or nose, it can get into your mucus membranes and, voila!, you're sick!
Updated COVID-19 vaccines are available, as well as annual flu shots for people 6 months and older. For those 60 and older or for people who are pregnant, you may want to get the RSV vaccine.
But there is no vaccine for norovirus or the common cold.

BERMUDA BAY LEASING - Fines for Violators begin February 1, 2025
Bermuda Bay has a MINIMUM 30 day lease policy...that means no lease is acceptable with less than 30 days. No leases under 30 days will be permitted. You must also have your $100.00 application fee accompanying your documentation or your lease will be refused. Most owners that lease - follow this policy, but for the few who do not, it could cause a very unpleasant circumstance when your poor tenant arrives. Please follow the rules -they are being enforced.
If you have a long term lease that has expired for over a month, you will be required to pay the application fee and update the lease information. Those that rent need to keep on top of expiration dates and keeping all rental agreements current and up to date. The Bermuda Bay office is not a leasing office. The responsibility falls on the owner.
The Board voted to enforce the already in place lease violation policy for those that lease under the 30 day minimum. It is $100.00 a day up to $1,000.00 per incident. They also voted to levy a $500.00 fine to those falsely advertising on any platform for under 30 days. These violators will also be reported to the City of St. Petersburg, and the advertising platform and we will asked them to be removed from the site.

WORK ORDER SYSTEM - THAT MAKES "WORK REQUESTS" EASIER FOR YOU
Recently I've been alerted to the fact that several work orders have been closed prematurely, without the work being fully completed or even started in some cases. While it's fine to submit new work orders, a more efficient approach would be for owners to email me directly at bbbmanager@condominiumassociates.com and let me know the condition of the work. This way, I can reopen the existing orders. Reopening helps maintain the chronological order of the queue and preserves any existing notes or photos attached to the original work order.
Please continue to log all your requests and needs through work orders. We are now holding daily meetings to prioritize and ensure efficient, timely completion of these tasks.
Let's keep moving forward into the beautification of the property!
Bermuda Bay Beach Condominium Association, Inc.
WE WISH THAT EVERYONE WOULD FILL OUT AN ARC FORM IF YOU ARE DOING ANY WORK IN YOUR UNIT
We ask that everyone will fill out an ARC application no matter what work you are doing, just for the record. Some work does not need any approval by the ARC committee, but your application will go into your permanent unit file for future reference if ever needed. It also lets us know what vendors will be on property to do work.
Other ARC work will need approval by the committee. Once it is approved by the ARC committee it is moved forward to the Board of Directors who will vote on it at a Board meeting. Plumbing, Electric, and Structural are major and need ARC committee approval. Second story flooring needs approval and a few other things as you can read below.
Also remember - per our new amendment to our documents - you must measure your balcony/lanai if you wish to keep your dimensions for the future. As continued work needs to be done - replacement will hinge on the documentation you are supplying now to the office.
Procedure to follow when filing an ARC application
Owner completes form and gives to office.
Office sends to ARC meeting
All NEW ARC forms MUST be submitted by the first Friday of each month so they can be added to the agenda in time for our Monthly meeting.
ARC holds its MONTHLY Meeting on the Second Wednesday of the Month
ARC committee makes our recommendations to the Board-We give to Board by the second Friday of the month so it can get added to board agenda and packet.
Board has meeting on THIRD WEDNESDAY of each month. They Vote.
Office Manager informs owner of Board decision and any adjustments or info is exchanged and documented.
Office Manager places ARC board notes etc… in the unit file for permanent record of work done within units.
Owner informs to Office Manager schedule of workers on the property. Contractor phone numbers should be on the ARC to help management if there is a problem or confusion of any kind.
HURRICANE REBUILD FORM FOR THOSE AFFECTED BY THE STORM
FOR YOUR CONVENIENCE
In 2025, the newsletter will also be posted on our association website. Each month the link will be posted on the revolving notice when you enter the website. There will also be a file so that you can conveniently access the monthly newsletters for reference. It is also hosted on the St. Pete Bermuda Bay website - which is not updated with anything other than the newsletter and the minutes. The rest of this site is not as updated as our association website is the one maintained each month.
